â Financial Education for Adults 40+
Real Estate and Wealth, Considered Carefully
Ayutthaya Fund offers structured learning programs for adults who wish to understand property, portfolio, and legacy decisions â without pressure, at their own pace.
01 â Our Programs
Three Paths, One Considered Direction
Each program is designed to fit a particular stage of thinking â whether you are just beginning to explore property as part of your financial picture, or weighing a major life decision.
Program 01
Understanding Real Estate as a Later-Life Asset
A seven-week course for learners who wish to consider real estate within a broader personal financial picture. Covers residential and small commercial property dynamics in the Thai market, realistic ownership costs, rental income considerations, and careful thinking about holding property as a retirement asset.
Program 02
Property Decisions at Major Life Transitions
An eleven-week program for learners approaching or navigating transitions â downsizing, relocating closer to family, or handling inherited property. Covers the Thai conveyancing process, tax considerations on sale, multi-generational coordination, and the thoughtful arithmetic of releasing or retaining a long-held home.
Program 03
Property, Portfolio, and Legacy: An Integrated Program
A sixteen-week program that brings real estate thinking into a broader portfolio and legacy context. Topics include allocation trade-offs, inheritance considerations under Thai custom, structuring property within a family plan, and transition timing across the later decades. Includes two optional mentor conversations.

02 â Why Ayutthaya Fund
What Sets Our Approach Apart
Thai Market Depth
Our curriculum is built around the realities of Thailand's property environment â legal frameworks, regional market characteristics, and the nuances of ownership at later stages of life.
Unhurried Learning
Each program is paced with adult learners in mind. There is no pressure to move quickly. Sessions are designed to give ideas time to settle before the next layer is introduced.
Framework, Not Formula
We offer analytical tools and decision frameworks rather than product recommendations. The goal is to sharpen your own judgement, not to replace it.
Peers, Not Students
Our programs draw adults who bring real experience to the room. Discussion reflects that â grounded, candid, and oriented toward practical decisions rather than theory.
Plain Language Throughout
Legal and financial terminology is explained clearly at every step. Jargon is minimised. Where technical terms are necessary, they are introduced with context.
Legacy and Family Sensitivity
Property decisions at later life often involve family. Our materials address multi-generational dynamics with care, acknowledging the emotional dimensions alongside the financial ones.
03 â Questions
Frequently Asked
Who are these programs intended for?
Our programs are designed for adults aged 40 and above who are thinking carefully about property within their broader financial situation. Prior financial knowledge is not required â only a genuine interest in understanding the subject more fully.
How are the programs delivered?
Programs combine structured written materials with scheduled live sessions held online. Participants can review content at their own pace between sessions. All materials remain accessible after the program concludes.
Do I need to own property to participate?
No. Some participants already own property and wish to think more clearly about what to do with it. Others are considering whether property belongs in their financial picture at all. Both starting points are equally valid.
What is the difference between the three programs?
Program 01 focuses on understanding real estate as a financial asset. Program 02 addresses specific transition decisions such as downsizing or handling inherited property. Program 03 brings both into a wider portfolio and legacy context, and suits those who want an integrated view across their later financial decades.
Are the programs conducted in English?
Yes. All programs and materials are delivered in English. Thai legal and market terminology is introduced in both languages where relevant, to support participants who will be working with Thai documents and professionals.
What is the refund or deferral policy?
We understand that circumstances change. Participants may defer their enrolment to the next scheduled intake within twelve months of the original start date. Refund terms are outlined in full in our Terms & Conditions, which we encourage you to read before enrolling.
