Built from a Quiet Gap in the Market
Ayutthaya Fund was founded in Bangkok after its founders noticed something consistent: adults in their forties and fifties were making significant property decisions — purchasing, downsizing, inheriting, selling — without any structured way to understand what they were doing or why.
Most financial education in Thailand is aimed at younger audiences, and most property guidance comes from parties with a financial interest in the outcome. Neither of those felt right for someone at 52 deciding whether to keep a family home in Chiang Mai or liquidate it to fund a Bangkok apartment closer to their children.
So we built something different: a set of structured programs that treat participants as intelligent adults with existing life experience, and that offer frameworks rather than recommendations. We have no property inventory to move and no investment products to sell. Our only interest is in the quality of the thinking our participants leave with.
Ayutthaya Fund takes its name from the historical capital — a city built to last, layered with meaning, and worthy of patient attention. That is the spirit we try to bring to financial education.

The People Behind the Programs
Kasem Phongphan
Program Director
Kasem spent eighteen years in Thai commercial banking and private wealth advisory before turning his attention to financial education. He developed the curriculum framework used across all three Ayutthaya Fund programs and leads the live session components.
Nattaya Wongsakul
Property Law Adviser
Nattaya is a practising property solicitor based in Bangkok with particular experience in conveyancing for mixed-nationality households. She contributes the legal accuracy that underpins the Thai conveyancing and inheritance content across Programs 02 and 03.
Anchalee Suwan
Participant Experience Lead
Anchalee oversees the experience of participants from first enquiry through program completion. She holds a background in adult learning design and ensures that material is presented at a pace that genuinely serves learners rather than the schedule.

How We Hold Ourselves Accountable
No Commission Structure
Our instructors and advisers receive no financial incentives linked to property transactions, financial products, or third-party services. There is no hidden monetisation behind our recommendations.
Legal Content Review
All materials touching on Thai property law, taxation, and inheritance regulations are reviewed by a qualified solicitor prior to each new program intake to reflect current legislation.
Participant Privacy
Personal and financial information shared during programs remains strictly confidential. We do not share participant data with third parties or use it to target participants for other services.
Annual Curriculum Refresh
Thai property markets, tax codes, and inheritance customs evolve. We revise course materials on an annual basis and note updates clearly so returning participants understand what has changed.
Participant Feedback Loop
Every participant completes a structured review at the end of their program. Responses directly inform curriculum changes and are reviewed by the program director, not just summarised.
Balanced Perspectives
Where reasonable people disagree — on whether to hold or sell, on the merits of property versus liquid assets — we present multiple viewpoints rather than nudging participants toward one outcome.

Ayutthaya Fund specialises in property and portfolio education for Thai residents and long-term Bangkok residents aged 40 and older. Our programs draw on the specific legal, cultural, and market context of Thailand — not generic financial frameworks adapted from other regions.
Thailand's property ownership rules for foreign residents, the nuances of Thai inheritance customs, the regional differences between Bangkok condominium markets and provincial land holdings — these are the kinds of details that matter when you are making real decisions, and they are precisely the details that generic financial education tends to omit.
We work with adults who may be approaching retirement, navigating a transition in family circumstances, or simply reaching an age where a long-held property decision can no longer be deferred. Our aim is not to tell them what to decide, but to give them the vocabulary, the frameworks, and the perspective to decide well.
